LOCATION: The Table Mountain Ranch is located approximately 25 miles south of Laramie, Wyoming off US Highway 287. Via US Highway 287 from Fort Collins, the ranch is only 35+- miles north of Fort Collins, Colorado. Only 1 hour to the Wyoming Capitol City of Cheyenne and 2 hours to Denver, Colorado.

ACCESS: Access is excellent on all weather highway, 1 mile of county road then 0.7 mile of private road, all in excellent condition. Ft. Collins and Laramie offer all available services, Laramie has 3 commercial flights to Denver and the municipal airport is capable of handle the largest of private aircraft.

LOCALE: The Table Mountain Ranch is located in both Wyoming and Colorado with fully 2/3’s and the main home located in Wyoming. The general area is in the Laramie Mountains and the historic area of Sherman, the highest point on the Union Pacific Railroad main line in Wyoming. The UP main line is a portion of the northern boundary. This was on the more difficult mountain crossings due to the steep grades and mountainous terrain. As the Railroad moved through, the historic crossing points and staging areas of Sherman, Dale Creek and Perkins were near the Table Mountain Ranch. Some historical building remnants
from this time can be seen today. The Union Pacific was instrumental in the founding of Laramie. Ft. Collins is the home to Colorado State University, a large full 4 year college of over 23,000 students in a wonderful town of 130,000+-. The surrounding Larimer County and what is known as the northern front-range area supports a much larger population and diversity of activities throughout the region.

Shopping, dining and cultural activities are world class in Ft. Collins. Close by are Rocky Mountain National Park, a multitude of ski areas along the Front Range and just over 1 hour to Denver. The Colorado Front Range has seen a major boost in economic activity and a strong base fro many large Fortune 500 firms with facilities in the Ft. Collins area.

Laramie is home to the University of Wyoming with many cultural events, sporting events and the atmosphere of a medium university of over 10,000 students. The area provides easy access to the Medicine Bow National Forest and the Snowy Range for added year round outdoor recreation. An easy 1 ˝ hours over the Snowy Range to Saratoga and the prestigious Old Baldy Club and 2 ˝ hours to the outstanding ski resort of Steamboat Springs, CO.

RANCH DESCRIPTION: An incredibly accessible ranch yet providing the utmost privacy. The Table Mountain Ranch was established in 1916 by H. H. Lilley and his grandson Charles W. and has been assembled with the vision of four prior owners into an outstanding unit. A very unique hideaway, offering complete solitude and privacy without giving up ease of access with over one hundred years of history; only 30 minutes from town. The controlled access offers a special combination of convenience and unparalleled seclusion in the middle of spectacular vistas allowing numerous options for home sites. Excellent views are afforded of the Colorado peaks of the Never Summers and Rocky Mountain National Park.

This exceptional ranch follows the valley of Dale Creek for a combined 3+ meandering miles through native hay meadows, across upland pastures doted with pine, aspen and cottonwoods, then through a scenic granite walls. High meadows are framed by rugged granite hills covered with pine forests and groves of aspen and numerous water sources. The ranch provides excellent grazing along with abundant water for easy ranch management. The enclosed map delineates the pastures, water locations and improvements. The ranch is more heavily timbered than the Topo map indicates. A satellite image enclosed helps to show some of the variety of terrain.

WILDLIFE: The Table Mountain Ranch is a recreational paradise, possessing a small fishing stream numerous smaller streams and springs offering the opportunity for more pond development. The ranch is known for its large elk population and good mule deer population, where herds in excess of 500 head of elk can be seen. Truly a wildlife wonderland with every species known to inhabit the southern Rocky Mountain Front present on the ranch. The hill country and hay fields provide cover and food for many varieties of game birds including blue grouse, ducks and geese. Other non-native birds could be stocked. Again, the ease of access and total privacy of the ranch adds to the quality of the fishing and wildlife experience.

IMPROVEMENTS: Ranch headquarters consists of the typical barns, corrals and the ranch managers' home. The owners home is about 5,000 sq ft with a recently remodeled kitchen and is in excellent condition with outstanding views of the ranch and surrounding mountains. The barns and main ranch facilities with excellent shipping corrals and the manager’s home, are located in the middle of the ranch. All are in excellent working condition. Another small set of buildings and “cow camp” home are located at the south west end of the ranch at a unit named the “Stout”. A quaint cabin, known as the “Honeymoon Cabin” is located at Green Acre meadow.

PRODUCTION & WATER RIGHTS
The Ranch has a capacity of producing several tons of hay with fertilizer. The cattle operation as presently run supports 145+ cows year-round with purchase of additional hay. The Ranch holds territorial water rights along the Dale Creek. Springs and creeks could be developed into additional fish reservoirs.

MINERALS: All minerals owned by the Seller will be conveyed. It is believed that Sellers own the majority of the rights on all even numbered sections, while Anadarko Petroleum, through the merger with Union Pacific Resources and associated 1865 land grant, owns those on the odd numbered sections. There is no significant mineral activity in the area. An abundance of decorative stone outcrops mainly comprised of Sherman Granite.
