Snowy Range Details Centennial, WY

LOCATION: The Snowy Range Ranch is located approximately 20 miles west of Laramie, Wyoming near the mountain town of Centennial, WY. Only 2 ½ hours to Denver, Colorado.

ACCESS:
Adjacent to Wyoming Highway 130 providing excellent year-round access on one of the main routes to the Medicine Bow National Forest. The Ranch Headquarters is just off a county road while the bulk of the ranch has no intrusions for the utmost privacy for such an easily accessible ranch. Laramie offers all available services, 3 commercial flights to Denver and the municipal airport is capable of handling the largest of private aircraft.

LOCALE:
The Snowy Range Ranch is located in the Medicine Bow Mountains in the historic area of Centennial, originally a mining town and now a great western town of 100. Since the old mining days, Centennial has evolved to be the jumping off point for excellent year round recreation activities in the Medicine Bow National Forest. With several great restaurants, motels and unique gift shops, Centennial is a great place to spend time while away from the Ranch. Snowy Range Ski Area is a good medium sized ski area just up the road from Centennial. The area is one of the top destinations for snowmobile riders nationwide with one of the largest groomed trail networks in the country.

Laramie is home to the University of Wyoming with many cultural events, sporting events and the atmosphere of a large university with approximately 13,000 students. The area provides easy access to the Medicine Bow National Forest and the Snowy Range for added year round outdoor recreation. An easy 45 minutes over the Snowy Range to Saratoga and the prestigious Old Baldy Golf Club. 2 ½ hours to the outstanding ski resort of Steamboat Springs, CO. DESCRIPTION SUMMARY: A very unique hideaway, offering complete solitude and privacy without giving up ease of access under 30 minutes from town. The setting offers a special combination of convenience and unparalleled seclusion in the middle of spectacular vistas allowing numerous options for an owner's home offering excellent views of Medicine Bow Peak. This exceptional Ranch follows the eastern slope of the Snowy Range for 5 miles through heavy timber, creek bottoms, rocky ridge lines, across upland pastures doted with sage, pine, aspen and cottonwoods at elevations up to 9,100’. The lower Ranch meadows are framed by the Medicine Bow Mountains with large cottonwoods and the Little Laramie River. The Ranch provides excellent grazing and winter feed along with abundant water for easy ranch management. Snowy Range Ranch has all amenities highly sought after in today’s market.

FISHERY:
This is a facet where the Snowy Range Ranch shines. When looking out west at available ranches, many never offer this much of the highly sought after fly fishing amenity. Encompassing all three forks of Mill Creek, and tributary Nellis Creek, exceptional waters are available that now contain trout, but could be enhanced and stocked for an amazing fishery encompassing approximately 14 miles. The upper reaches would be an holding area for spring-run spawning of cutthroat or rainbow trout. Many enhancements have been done on lesser streams than are available on the Snowy Range Ranch. In addition, the lower portion of the ranch offers 2 ½ measured miles on the meander of the Little Laramie River holding rainbow, cutthroat, browns and an occasional brook trout, all courtesy of several upstream stocking programs. Several stocked ponds are available at the headquarters. Quality fishery enhancement firms are available to review the property.

WILDLIFE: The Ranch is known for its large elk population and good mule deer population, where wintering herds in excess of 600 head of elk can be seen. The highest winter count noted by Wyoming Game and Fish was in range of 800 animals. If hunting is an interest, large bulls are frequently seen on this ranch that exceed the Boone and Crockett minimum for entry into the record book. Wyoming is renowned for its Pronghorn Antelope, and the Snowy Range Ranch is no exception; hundreds live year-round on this ranch. The ranch is of vital importance to the wintering wildlife of southeast Wyoming and would provide for exceptional conservation easement values.

RANCH OPERATIONS:

CATTLE OPERATIONS: An amazingly productive ranch for a year-round cattle outfit. The Ranch has historically hayed 700± acres yielding an average of 2-2.5 tons per acre, with an additional 4,800± acres of adjudicated water rights for irrigated and sub-irrigated pastures.  In 2006, approximately 750 cows were calved at the ranch, while running the 35 associated bulls and summering another approximately 550 of the previous year calves (yearlings). Owner estimates capacity at a solid 700 cow outfit plus yearlings. Facilities include updated barns, corrals, shipping facilities and other operational buildings.

HORSE OPERATIONS: A great operation with the 300 by 150 foot indoor arena. An apartment with observatory deck and two breeding rooms with a lab/pharmacy are part of this facility which includes 20 indoor stalls with outdoor runs adjacent to the arena. A perfect setting for training and working horses. The climate-controlled and well-lit arena is large enough for quality roping, reining and working cow-horse events, barrel racing and ranch rodeos. While the seller is looking for a smaller location to move to, they will be retaining grazing rights for 30 horses. This is a small pasture area and will have little impact on any Buyer operations. Seller will be responsible for any care and feeding.

WATER RIGHTS: The ranch lands own some of the best water rights in the Little Laramie Valley. Adjudicated acres on the Little Laramie through various ditches and rights from the forks of Mill Creek. A more detailed analysis of the water rights and map will be provided to a prospective buyer while on the ranch. More details available by request.

TAXES, ASSESSMENT and LEASE: The estimated 2007 real estate taxes are approximately $16,800. State Lease is approximately $5,000, BLM $175.
